With a population of 6,482, 3,491 total housing units (homes and apartments), and a median house value of $994,451, Sanibel house prices are not only among the most expensive in Florida, Sanibel real estate also is some of the most expensive in all of America.

Single-family detached homes are the single most common housing type in Sanibel, accounting for 51.27% of the city's housing units. Other types of housing that are prevalent in Sanibel include large apartment complexes or high rise apartments ( 40.28%), mobile homes or trailers ( 3.00%), and a few row houses and other attached homes ( 2.80%).
